A cosy modern cottage with log burner and enclosed garden in the National Forest. There are lots of country walks from the door, an excellent dog friendly village pub just up the lane, and lots of things to see and do nearby. It's also only 3 miles from the old market town of Ashby de la Zouch with its cafés, shops and restaurants.

IMPORTANT NOTE ON RATES: cleaning is charged on top of the rental rate shown here, at £95 per stay. Dogs are charged at £15 per dog, per stay for short stays (2-4 nights), and £30 for longer stays.

Set back on a quiet lane at the edge of the village with no through traffic, the cottage has: 2 bedrooms, one with a king-size double bed, the other a twin (can be double too); a shower room; kitchen with breakfast bar; a cosy sitting room with log stove; and private off street parking for 2 cars. The house has gas central heating, constant hot water and it is double glazed.

The cottage is on a quiet country lane in Blackfordby with fields on one side. It's very safe and quiet. You can walk to the fields and National Forest straight from the door along the lane. There are lots of lovely walks nearby in the forest, and a short drive away. Blackfordby is a quiet rural village set in rolling countryside on the Derbyshire/Leicestershire border, right in the heart of the National Forest, and just 3 miles from the market town of Ashby de la Zouch.

It's a great spot for exploring Derbyshire's sights. There are lots of dog friendly pubs, cafes and restaurants in the area. There's a large 24 hour Tesco supermarket just 5 mins drive, and lots of shops, tea rooms and restaurants in Ashby de la Zouch (10 mins). The National Trust's Calke Abbey, with its wonderful grounds open to dog walkers, and tea shop, is 15 minutes drive, as are Staunton Harold and Foremark reservoirs. The latter is brilliant for dog walks.

There's easy access from the M42/A42, and good road links to East Midlands airport (20 mins), Birmingham Airport (40 mins), Donnington Park race circuit (20 mins), Derby, Loughborough, Burton upon Trent and Hinckley. Nearby attractions include Calke Abbey, Conkers Waterside Arena, Twycross Zoo, The National Forest, the National Memorial Arboretum, Hick's cycle centre and bike paths, and Moira Furnace.
BOOKING CONDITIONS:
For stays of 4 nights or less, we take full payment in advance to secure your booking. For longer stays, there's a 50% non-refundable deposit and the balance at least 6 weeks before arrival. You can pay by bank transfer (no fee) or PayPal (5% fee). Your booking is non-refundable in the event of a cancellation, curtailment of stay or no show. However, if you have to cancel for whatever reason, you can postpone your stay for up to 12 months, subject to availability, the payment of any difference in price, and prior agreement. You must notify the owner at least 14 days before arrival if you wish to postpone.

“Cozy warm cottage, quiet, private, peaceful. Rural feel. Floor is creaky but adds to the charm. Cute decor, great book selection. Well equipped, clean, good heating (we were staying here during a very cold sub-zero snap), lots of hot water. Very well planned. Love all the hooks for towels and coats, many electrical outlets. Extremely good use of space, free of clutter, yet had all amenities required. Off street parking. Happy stay, would love to stay here again next time we're in the area.”

“The photos gave a true reflection of the property and we loved the deco and the kitchen mural, the breakfast bar was really useful. The heating was easy to operate and was cosy. Lots of books to read on the shelves I’d of loved to have chilled out there longer and have a good read. The mattresses were high quality and lead to a comfy nights sleep. The garden was lovely but unfortunately the weather didn’t lend itself to using the outdoor furniture but would be lovely on a sunny day. Overall we loved our stay and found it a good central hub to go to Conkers, Twycross Zoo, Birmingham Donkey Sanctuary and Hicks Lodge. We eat at Eden bistro in Moira, visited the Railway Inn and enjoyed a good cask ale. We also went to Albert Village and eat at an original American 50s diner (you’ll need to book). Including where we might want to take our dog for walks.The house was clean and well organised and we thought it had great character. Really easy to park and check in, no problems at all.Sam’s is so responsive with messages, any query we had was answered within minutes. “Had a great few days at Sam's place for my partners birthday. Just needed a place for the 2 of us and 2 dogs with lots of nice walks, local pub, etc and this is what we got. The house was very clean, had an issue with the shower but resolved straight away. Sam also sent so much local information on dog walks and good pubs which was so helpful. We went to Calke Abbey which was a must do as well as forest walks that you didn't need to drive to as they were just outside the village.We also discovered Foremark Reservoir which was a 10/15 min drive away, beautiful walk along the beach area, great wooded area and a large picnic area. Would definably recommend it!”

“A lovely house with everything you need. super comfy beds , well equipped kitchen. Heating easy to use and the log burner would be great but we didn't need it. Loads of hot water! Ashby de la Zouch is a lovely town with loads of shops. All other amenities so close by.TV was not bad at all using BBC I player, Netflix etc. Amazing library of CDs.We ate at The Beeches, The Courtyard for an amazing breakfast, The Mill and a fabulous last meal at the Bulls head. We needed a base for racing at Donnington which was an easy 15 minutes away. Thank you”

“Thanks Sam we had a great time. The house was exactly as expected and worked out really well for our family meet up. Really enjoyed a walk to Hartshorne with a stop at the Smisby Arms, Admiral Rodney and the Tap House. Tap House was so good (and the fact you have to walk past the Alpacas to get there) we had to walk back on Sunday too!!Brought our BBQ with us and the were able to chill out in the enclosed and private garden. “We stayed at Sam’s for two nights with friends. The house is beautifully decorated, well maintained and clean. The kitchen was well equipped with utensils and crockery etc. You do need to bring all food/ drink items like Tea/coffee/ oil/ salt+pepper etc with you- but this IS stated in the listing so shouldn’t be a surprise.It’s very well located for loads of attractions, we visiting the national arboretum, Charnwood alpacas, and caulke Abbey as well as taking advantage of some of the local walks.Sam gave us loads of recommendations for food/ walks/ local activities and was on hand to answer any questions prior to our stay.We didn’t fully utilise the garden as we were out until late both evenings, but it was nicely kept with some great plants and secure which was great for our dog and 18m old.Found the beds to be very comfy; the blinds really did blackout the rooms and there was plenty of nice soft towels for our use during our stay.Would be happy to recommend to others and would definitely be happy to return if in the area again.”

“We really enjoyed our stay & Sam was a great host & very responsive to our questions. The house is clean, warm & comfortable, & the quiet location is great for dogs as there are fields & walks in easy reach of the house. Supermarkets are close by for supplies & pubs for meals so it's a great base for exploring the area. We had a couple of glitches on arrival, including with the central heating boiler, but Sam responded quickly & they didn't really detract from the holiday.”

“Stayed in the cottage over the Christmas week. It was smart, exceptionally clean and there wasn't anything that wasn't provided, including lots of lovely home touches. The beds were super comfy and the location was quiet and peaceful with lots of great dog walking right from the door, which my cocker spaniel loved. The host had great communication and answered questions quickly, honestly and was a pleasure to deal with. I would most definitely stay again!”
